How to Get Your Home Ready for Sale

Repairs, upgrades, painting, packing – Where do you start??

Do you call your kids, friends, handyman, realtor? Who gives the best advice? How long does it take to sell?

Selling a home is never easy. The main criteria have always been location, size, and price but never before have presentation and condition been as important as they are today. 95% of buyers are shopping first on the Internet and “driving-by” properties in a “click.” Without a doubt, appealing website photos are the key to attracting buyer traffic. Then, when buyers visit the property they form first and lasting impressions within seconds. 90% of the population cannot visualize how a home will look with their own furniture, and they base their judgements solely on what they see and how they feel. Research is proving that emotions play a much larger part of the decision making process than previously assumed.

As professional home stagers, our role is to collaborate with home sellers and Realtors to prepare properties for the marketplace to sell for top dollar as quickly as possible. This is impossible without thorough attention to condition issues and enhanced presentation.

We do a room by room walk-thru and advise a client about paint colours, if needed, repair or replacement of fixtures, and give added value by recommending trusted businesses and tradespeople if necessary. Also, if any purchases are required, I pass my Designer Discounts on to the homeowners.

In Occupied homes we tell you what to pack and what to use to enhance each room for the best viewing by potential buyers.

In Vacant homes we can bring in enough furnishings to make them look comfortable and inviting.

RESA Statistics 2016 The Real Estate Staging Association, recently released their Home Staging Statistics Report, based on home staging statistics self-reported by professional home stagers nationally. Homes staged before listing sell 90% faster than homes listed on the MLS unstaged. Unstaged homes spent an average of 184 Days On Market (DOM). That’s more than 6 months! Once those same homes were staged, they sold, on average, in 41 days. However, homes that were staged prior to listing sold, on average, in 23 days!

I have been staging homes in Regina and area for over 10 years, and have helped countless homeowners update and sell their properties. My assistants and I have each been trained through Certified Staging Professionals, and bring the best practices to help sell properties faster and for higher profits.
